Tax

Tax preparation is the minimum. The value is in planning during the year so the return reflects decisions you made on purpose, not surprises you find out about in April.

Business Tax

Preparation and planning for S corporations, partnerships, C corporations, and single-member LLCs.

Who it's forAny business that files a return: new entities deciding how to be taxed, established companies whose return has become complex, and owners who suspect they are overpaying.

We prepare Forms 1120-S, 1065, 1120, and Schedule C returns along with the Florida filings that go with them, and we review the entity's tax election each year to make sure it still fits. For S corporation owners, that includes setting a defensible reasonable salary and planning distributions.

Planning happens before year end, with projections and specific moves (equipment timing, retirement contributions, entity changes, accountable plans), so there is time to act.

What's included
  • S corporation, partnership, and C corporation returns
  • Schedule C and single-member LLC reporting
  • Florida corporate income tax and annual reports
  • Reasonable compensation analysis
  • Owner basis and distribution tracking
  • Year-end projections and estimated payments
Should my LLC become an S corporation?Sometimes. It depends on profit level, payroll costs, and your other income. We run the numbers rather than apply a rule of thumb.

Individual Tax

Personal returns for owners, investors, and professionals whose situation is more than a W-2.

Who it's forBusiness owners, real estate investors, people with equity compensation or multiple states, and families with more than one source of income.

For most of our clients the individual return and the business return are two halves of the same picture, and we prepare them together so decisions on one side are reflected on the other. We handle rental properties, K-1s, stock and crypto activity, multi-state filings, and the estimated payments that keep you out of penalties.

Each return comes with a short review: what drove the result, what changed from last year, and what to do differently.

What's included
  • Form 1040 with all schedules
  • Rental property and K-1 reporting
  • Multi-state returns
  • Investment, stock option, and crypto reporting
  • Quarterly estimated payments
  • Prior-year amended returns
Do you only work with business owners? No. Many individual clients come to us for complexity: rentals, investments, or a life change such as a sale, inheritance, or move.

International Tax

Compliance and planning for people and businesses with income, assets, or owners outside the United States.

Who it's forForeign owners of U.S. businesses and real estate, U.S. residents with foreign accounts or companies, and Miami businesses with customers or operations abroad.

Cross-border situations carry the steepest penalties in the tax code, and most of them are for forms that were never filed rather than tax that was never paid. We handle the information returns (FBAR, Form 8938, 5471, 5472, 8865), treaty positions, withholding on payments to foreign persons, and the structuring questions that come before any of it.

We also help foreign investors in Florida real estate understand FIRPTA withholding and choose a holding structure before they close.

What's included
  • FBAR and FATCA (Form 8938) reporting
  • Forms 5471, 5472, and 8865 for foreign and foreign-owned entities
  • Nonresident returns (1040-NR) and ITIN applications
  • FIRPTA withholding and certificates
  • Treaty analysis and withholding (W-8 series)
  • Structuring for inbound and outbound investment
I never filed these forms. What now? There are IRS programs for taxpayers who missed international filings without intent to evade. The right one depends on your facts, and we'll walk through the options before anything is filed.

Non-Profit Tax

Form 990 preparation and compliance support for charities, associations, and foundations.

Who it's forNonprofit boards and executive directors who need the annual return filed correctly and want to keep their exempt status safe.

The Form 990 is a public document that donors, grantors, and regulators read, so we prepare it to be accurate and to present the organization well. We also monitor the issues that put exemptions at risk: unrelated business income, compensation disclosures, and state registration requirements.

For new organizations we assist with the exemption application and the bookkeeping structure that makes the first 990 easy.

What's included
  • Form 990, 990-EZ, and 990-N
  • Unrelated business income (Form 990-T)
  • Florida charitable solicitation registration
  • Exemption applications (Form 1023/1024)
  • Board reporting and governance review
  • Donor acknowledgment and substantiation guidance
Our 990 is overdue. Is our exemption gone?Exemption is automatically revoked after three consecutive missed years. Before that point we can get you current; after it, there is a reinstatement process we can handle.

Cost Segregation Services

Accelerate depreciation on commercial and residential rental property to reduce taxable income now.

Who it's forOwners of commercial buildings, short-term rentals, multifamily, and medical or dental offices, especially after a purchase, construction, or major renovation.

A building is normally depreciated over 27.5 or 39 years. A cost segregation study identifies the components (flooring, cabinetry, specialty electrical, land improvements) that qualify for 5-, 7-, or 15-year lives and bonus depreciation, which can move a large share of the purchase price into the first few years of deductions.

We coordinate the engineering study, model the tax effect before you commit, and make sure the results are used correctly on the return, including the passive-activity and short-term rental rules that determine whether the losses are usable.

What's included
  • Feasibility and benefit estimate before engagement
  • Engineering-based study coordination
  • Bonus depreciation and Section 179 planning
  • Look-back studies on property already owned (Form 3115)
  • Passive loss and real estate professional analysis
  • Integration with the tax return
Is it worth it on a smaller property?Often yes for properties above roughly $500,000, and for short-term rentals where the owner materially participates. The feasibility estimate tells you before you spend anything.

Sales Tax

Florida sales and use tax registration, filing, and problem-solving for businesses that sell goods or taxable services.

Who it's forRetailers, restaurants, contractors, commercial landlords, and online sellers with Florida customers, plus any business that just received a notice from the Florida Department of Revenue.

Florida sales tax has its own traps: discretionary surtaxes vary by county, the rules for contractors and improvements to real property catch many businesses off guard, and recent changes (including the 2025 repeal of the tax on commercial rent) mean what you collected last year may not be what you owe this year. We register you, set up collection correctly in your point of sale or invoicing system, and file monthly or quarterly returns on time.

If you've received an audit notice or have been collecting without remitting, we handle the response and negotiate the resolution.

What's included
  • Florida sales and use tax registration
  • Monthly and quarterly return filing
  • Taxability review of products and services
  • County discretionary surtax compliance
  • Multi-state nexus and marketplace analysis
  • Audit response and voluntary disclosure
We sell online to other states. Do we owe tax there?Possibly. Since 2018, states can require collection once you cross a sales threshold even with no physical presence. We review where you have exposure and register where it's required.

Tax Planning & Tax Strategy

A year-round plan to reduce what you pay, built around your business and your goals.

Who it's forProfitable owners and investors who want their tax bill to be the result of decisions, not an annual surprise.

Planning starts with a projection of where the year is headed, then works through the levers available: entity structure, compensation and retirement plans, timing of purchases and income, real estate strategies, and the credits and deductions specific to your industry. Each recommendation comes with the estimated savings and the steps to implement it.

We revisit the plan at mid-year and again in the fourth quarter so there is still time to act.

What's included
  • Annual tax projection and strategy session
  • Entity and compensation structure review
  • Retirement plan design (SEP, Solo 401(k), cash balance)
  • Purchase, income, and expense timing
  • Real estate and investment strategies
  • Mid-year and Q4 check-ins
How is this different from tax preparation?Preparation reports what already happened. Planning changes what will happen. The return is where you see whether the plan worked.
